Making Application for a Building Permit

Requirements
A site plan indicating setbacks to all property lines, from the proposed construction, accurately drawn to an appropriate scale, including dimensions of the property and position of all other structures on the property. The site plan must show both existing and proposed elevations and the corners of the property and around the perimeter of the building. Drainage patterns must also be indicated showing how surface water is going to be directed to ensure no run off onto neighbouring properties.

An approved application from the Ministry of Health for Sewage Disposal or equivalent when connecting to a Municipal or privately owned sewer system.

"Approved for Filing" form from Coast Garibaldi Health for proposed sewage disposal system (Septic) (604-885-5164 for more information).

  • A completed sewer service connection application to connect to the Municipal Sewer System (form available at the District office).
  • Two (2) sets of proper building plans (drawn to scale 1/4" = 1' or metric equivalent), showing footings and foundation, floor plans, cross sections or transverse drawings and building elevations. Four (4) sets of proper building plans for commercial projects.
  • A water connection certificate from the Sunshine Coast Regional District (885-2261).
  • A Title Search from the Government Agent's office, including any copies of the Right-of-way/Easement or Covenants.
  • An HPO Home Owner Declaration Form or HPO Registered Builder SFD or MFD form.
  • A properly completed driveway access permit application with an attached drawing showing the driveway in relation to the road/site plan (form available at the District office).

Note: If your driveway access is off Highway 101 you must get access permission application from Ministry of Transportation (604-740-8985).

  • A completed Building Permit application, available online, together with an application fee.
  • A $1,000.00 Building Permit Bond will be required at the time of issuance of the Building Permit (refundable at issuance of Occupancy Permit).
  • A site survey will be required on formwork.

R1, R2 and R3 Zones - Siting of Building and Structures
(refer to bylaw for more information)

1. No building or structure except a fence shall be located within:

  • five (5.0) metres of a front lot line;
  • five (5.0) metres of a rear lot line;
  • three (3.0) metres of one side lot line, and one point five (1.5) metres of the other side lot line, where there is no developed rear lane; where there is a rear lane, no building or part thereof shall be located within one point five (1.5) metres of any side lot line;
  • three (3.0) metres where the side lot line abuts a street

2. An accessory building shall not be located within one (1.0) metre of any lot line.

Height of Building
No building shall exceed ten point 5 (10.5) metres in height. No accessory building shall exceed six (6.0) metres in height.

Width of Building
No building containing a dwelling unit shall have a width less the six (6.0) metres, of which at least seven point three (7.3) metres (24 feet) or 40% of the building length (whichever is greater) is an enclosed climate controlled habitable living area.

Off-street Parking
Off-street parking shall be provided and maintained in accordance with part eleven of Bylaw #25 (i.e. two car parking is required in all residential zones)

Notice: Ultra Low Fow Toilets
Effective July 2, 2002 ultra low flow toilets that use no more than 7 litres per flush, including dual flush technology, will be required in all NEW construction, or renovations requiring a Building Permit, in the District of Sechelt. For further details please call the Building Department.
